Third Representation is very vital, you will need an agent that will give you the expertice you deserve, the experience you will need, the knowledge to help explain and the negotiating power to get the best price and terms.  Beyond that there are other factors in representation, such as communication, how well does your agents communication represent you, how often does your agent call you with updates, how does your agent interact with other agents and the community, these are just a few of the things to consider.

Forth Timing is an issue in regards to several areas of your listing, what are the statistics for my area, what is selling, for how much and how long does it take to sell?  How can you properly price, market and represent properly if you don’t know the statistics and the timing of the market you represent?

Lastly Market Conditions are a big part of the Big Picture in listing your home.  You will need to know what your competition is, what is selling, how quickly it is selling and you will also have to consider what is the availablility of financing for the buyers.  If you are in a heavy foreclosure market, your agent will need to explain the impact of what this will mean to you as a seller.
