Stay away from the negative salesperson!  In any product!  Especially your largest product!  Your own home!  This is not a candy bar you are selling!  This is hundreds of thousands of dollars you are dealing with!

How do you think a negative agent will portray your home if they think the market is bad and nothing is selling?  As a buyer I would think that I could low ball any home seller and steal the house … wouldn’t you if the salesperson lead you to believe you were in complete control?  Of course you would!

Many agents think that you are not motivated because you had already sat on the market for 60, 90, 180 days or we hope not longer than that before you got away from your previous agent!

Many agents have an excuse for every month of the year!

Lets face it, in sales, things sell when the salesperson is selling!  There is always a buyer and there is always a seller, the key is … where are the salespeople?

It is a funny statistic that the people that are working on selling everyday are the luckiest people in sales!  So how lucky is the agent you are considering choosing?

The flip side to this is on certain properties, usually very high end and an unusually unique property, that there may only be a handful of people in the world that can either afford to buy or that would buy this certain property could be another example.  This rule only applies to a few properties in the world!

Some will say that the market is good or bad, that this or that is going on, lets face it, sales are happening all around us everyday, the ones that are out there hustling and making the sales have not excuses!  These are the agents you want to list with!

Many sellers think that it is the company that sells the home for you!  This is the farthest from the truth!  It is the Agents Individual Activities that will sell your home.

It is the companies responsibility to market your listing to bring in more revenue for the company!

It is the agents responsibility to create income for themselves!  Most companies have floor time and this is why there are so many ads in the paper, to get the phone to ring for those agents to create more business, not to sell your home.

The company is not going to call buyers, the company is not going to go door knocking, the company is not going to be available to meet and close the buyer on buying your home!

Most agents are order takers, they will do mostly what others tell them to do, only a hand full of agents are true sales people.  The true sales person is going to get out there and meet new people everyday, network with other top agents and sell the other agents on your home, network with past clients and sphere of influence to receive referrals of buyers interested in buying your home, out door knocking your neighborhood asking your neighbors to choose their next neighbor!

So make sure that you hir an agent that is active and aggressive on marketing and that will give you a guarantee to do what they say they are going to do!  If they are sincere about doing their job they will have an immediate cancellation clause if they do not perform as stated on thier plan of action for your listing.

A great agent will have a persally tailored plan of action just for your home!  Not some generic plan that was written 20 years ago by a sales trainer that more than likely has left the industry!  Your plan of action needs to be cutting edge to get sold and get top dollar in todays changing real estate market!
