Expired
Sellers find it difficult to be optimistic after a listing has expired. Most are excited and nervous when that listing agreement is first signed, hoping that the home sells quickly and for a big profit. It’s frustrating to wait week after week for a purchase offer when that offer never arrives.
Regardless of the length of listing, whether the agreement was for a term of 90 days, 180 days or even a year … when the listing has expired, the broker-seller relationship has come to an end (more or less). This is when sellers often ask whose fault is it that the home isn’t selling?
Check Motivation
The first step is to review your reasons of selling. If you really have the need, want and desire to sell, then you need an agent that can not only list the home but actually sell it for you.
Review Marketing
Where is the business plan to sell your home? Review the marketing plan with your agent, step-by-step. Did your agent drop the ball? Did you? What worked, what didn’t? pull ad calls or showings? Did you agent do everything they could have or should have done, obviously not, your home did not sell!
Consider Condition
Go out and look at other homes on the market to determine if your home is in the same condition as those actively for sale. Perhaps you need to do repairs before selling. Maybe your home needs to be staged. Does your home scream curb appeal? Did your agent go over the top 10 home showing tips?
Look at Buyer Objections
What have buyers said about your home? Did your agent go over and review buyer feedback with you on regular basis? Is there validity to what buyers were saying? What plan of action was created to handle those objections?
Discount Sudden Activity
You won’t have to look too far to find agents because they’ll all come crawling out of the woodwork when your listing expires. Realtors are prevented from soliciting a seller when the listing is active in MLS. But you’re fair game when the listing has expired.
I’m So Popular
You may wonder why your listing, now that it has expired, is so popular. Many agents specialize in contacting expired listings because they want the listing. This does not mean that they are the best, it is just one way that they are aware of on how to get a listing and in numbers eventually a few will sell.
Before your Listing Expires
You might ask your agent to make sure your name and phone number have been removed from MLS when the listing is withdrawn, canceled or expired to make it more difficult for agents to call you.
Find a Specialist
Find a “Specialty” or Niche” Broker that specializes in Previously Insold Listings
Remember that it is not the company that sells your home, it is the agents individual activity that will sell your home. Also keep in mind that the traditional tactics like newspaper ads just don’t sell homes any more. Your best bet is to find an Active and Agressive Agent that will get out there and hustle to sell your home. Most agents want to sit in the office and wait for the phone to ring, while other agents are contacting buyers and sellers by phone, by door, through businesses, etc. Hire an active, aggressive agent that will actually work for their commission.
