EXPIRED LISTINGS AND THE MYTH OF BAD MARKET CONDITIONS!
The market is not as good as it was for the past 8 or nine years, but there is still a lot of homes selling! The agents that are buying into the media and how bad the market is … beware!
Stay away from the negative salesperson! In any product! Especially your largest product! Your own home! This is not a candy bar you are selling! This is hundreds of thousands of dollars you are dealing with!
You need a top sales person that has the ability to be focused, be positive and stay on track to get you the most amount of money in the shortest amount of time with the least amount of inconvenience to you!
How do you think a negative agent will portray your home if they think the market is bad and nothing is selling? As a buyer I would think that I could low ball any home seller and steal the house … wouldn’t you if the salesperson lead you to believe you were in complete control? Of course you would!
You will need a top agent that will represent you and your home properly and positively to enable you to get absolute top dollar for your home, an agent that will work diligently every day, provide you great service and will communicate with you on a regular basis!

There is a unique science to re-marketing a property that was previously for sale!
Many agents think that you are not motivated because you had already sat on the market for 60, 90, 180 days or we hope not longer than that before you got away from your previous agent!
You have to realize that there was damage done by not selling your home previously and you need an agent that has the solution to your problem!
The solution is easy to a “Niche” or “Specialized” agent. But to an agent that does not specialize in representing sellers that previously did not sell can do ever more damage! You need an agent that can rebuild your image and re-sell all the local and even out of area agents that you are motivated and that you are eager to sell at fair market value!
The specialized agent will be able to handle all the objections from buyers and agents to re-sell them on you and get them to write good offers, with pre-approved buyers so that you will be able to open and successfully close escrow!
